Accounts Manager

We are looking for an experienced Leasing Head to lead the company's retail expansion and leasing activities across Delhi NCR. The person will be responsible for identifying suitable locations for new branches, building strong market connections, negotiating with landlords/property owners, and closing lease deals within the approved budget and business requirements. The role will also involve team handling, market development, site evaluation, negotiation, and end-to-end coordination for new branch locations. What We Mean by Retail Leasing Our requirement is mainly for small high-street retail outlets suitable for our branch format, generally requiring a small team of around 2–3 employees.

1. Retail Expansion & Leasing • Lead the identification and sourcing of suitable locations for new branches across Delhi NCR. • Manage the complete leasing cycle from location identification → site visit → landlord discussion → negotiation → agreement → closure. • locations similar to Cashify-type retail outlets—small, visible stores located on active market streets or high streets. • Identify small shops/outlets on high streets and active commercial markets suitable for the company's branch format. • Ensure locations meet business requirements for visibility, accessibility, customer footfall, and commercial viability. • Work closely with management to plan and execute branch expansion. 2. High-Street Market Knowledge • Maintain strong knowledge of Delhi NCR retail markets and local commercial areas. • Identify active markets and locations with good customer movement and visibility. • Maintain updated knowledge of prevailing rental rates and market benchmarks. • Compare available properties based on rent, location, size, visibility, competition, accessibility, and business potential. • Develop a strong network of local property dealers, landlords, brokers, and market contacts. 3. Negotiation & Deal Closure • Lead negotiations with landlords/property owners on rent, security deposit, lock-in period, escalation, lease tenure, fit-out period, and other commercial terms. • Negotiate deals within the company's approved budget and commercial requirements. • Ensure all important commercial terms are discussed and finalized before closure. • Coordinate with internal teams and consultants for documentation and execution of lease agreements. • Ensure timely closure of suitable properties without unnecessary delays. 4. Team Handling & Leadership • Lead and manage the Leasing/Expansion team. • Allocate locations and responsibilities to team members and monitor their daily activities. • Set targets for property sourcing, site visits, negotiations, and closures. • Review the team's pipeline and ensure regular follow-up on potential properties. • Guide the team on market identification, landlord handling, negotiation, and deal closure. • Build a strong and active property network through the team. 5. Market Connect & Business Development • Build and maintain strong relationships with local brokers, property dealers, landlords, market associations, and other relevant contacts. • Develop a continuous pipeline of suitable properties for upcoming branch requirements. • Regularly visit markets to identify new opportunities rather than depending only on broker references. • Keep track of upcoming commercial developments and changes in local market rentals. 6. Location & Site Evaluation • Conduct and supervise site visits for shortlisted properties. • Evaluate locations based on: o Customer footfall o Visibility o Accessibility o Market potential o Nearby brands/businesses o Competition o Rent and deposit o Size and layout o Parking/accessibility where relevant
